QUALIFYING REQUIREMENTS

 

• Please be prepared to pay the application fee as outlined in the property listing. In addition to a rental application, you will also be required to provide a copy of a valid form of identification and proof of income.

• To complete a rental application, you must be prepared to provide 1-2 years of residential history as well as contact information for your rental references.  You will also be asked to provide information on your monthly income, we require that applicant combined gross income is at least three (3) times the monthly rent amount.  Credit check and back ground check will also be completed with your application.

• General approval requirements

  • All applications are subject to management and owner approval

  • Proof of Income for 3x the monthly rent amount.

  • Risk Score of 670+​ while meeting all other rental criteria will be approved with standard deposit

  • Risk Score of 580-669 while meeting all other rental criteria may be considered with co-signer/lease guarantee and/or additional security deposit.

  • Rental collection or past eviction will not be accepted.

• Each resident over the age of 18 must submit a separate rental application.

Application fee:  $60.00

Security Deposit:  Equal to One Months Rent

Minimum $500 Application Deposit required with in 24 hours to secure the property.

Additional Monthly Fees: 

• Water & Gas Utility Fee:  $40

• Trash/Maintenance/Pest Control Fee:  $20

• Parking Fees Vary per Property (Gated parking starts at $30/Month)

Do you work with Real Estate Agents?

​

Real Estate Agents -  Agents must be first point of contact for the prospective resident and must be present for property tour to receive referral/agent fee.
